What Is Professional Carpet Cleaning?

Professional carpet cleaning is the deep extraction of dirt, grit, oils and allergens from carpet fibres using heated water, cleaning solution and high-powered suction. Home machines wet the surface. Ours pull the soil out of the base of the pile, then rinse the fibres clean.

SoftLux Cleaning Services Ltd cleans carpets across Acton, from the Victorian terraces around Churchfield Road to the flats on the South Acton Estate and the offices in Park Royal.

Most carpets do not look tired due to age. They look tired due to grit sitting deep in the pile, grinding against the fibres every time someone walks over it. Pull that out and the pile lifts, the colour comes back and the room smells clean again.

We handle one room, a whole house, an end of tenancy clean or a full office floor. Same kit, same method, same finish.

What We Clean in Acton

Carpets are our main job. Once the machine is in the house, the rest is quick to add on.

Carpet Cleaning Full deep clean by hot water extraction. Hallways, stairs, landings, bedrooms, living rooms, offices and communal areas.

Area Rug Cleaning Wool, silk-blend, Persian, jute and machine-made rugs. Cleaned on site or collected, depending on the fibre and the dye.

Upholstery Cleaning Sofas, armchairs, dining chairs, headboards and office seating. Fabric tested first, then cleaned to suit the material.

Mattress Cleaning Sweat, dust mites and body oils lifted out of the surface. Popular with landlords between tenancies and with anyone who suffers in hay fever season.

Leather Cleaning Cleaned and conditioned by hand. No water blasting, no cracking.

Curtain and Drape Cleaning Cleaned in place where the fabric allows, so nothing needs taking down and rehanging.

Pet Stain and Odour Removal Enzyme treatment that breaks down the urine crystals in the backing and underlay, not a perfume sprayed over the top.

Why Carpets in Acton Get Dirty Faster

Acton throws a few things at a carpet that a quiet suburb does not.

Traffic dust from the A40 and the A406. Western Avenue runs along the north edge of Acton and the North Circular sits just past Park Royal. Fine road dust settles on the doormat, then walks straight into the hallway. Homes on Horn Lane and Uxbridge Road pick up more of it than most.

Victorian and Edwardian terraces with a hallway that takes the hit. Front door opens onto the carpet. No porch, no buffer. The first three metres of hall carpet wear out years before the bedrooms do.

Converted flats and shared houses. Acton has a lot of them, and tenants change often. Every changeover means a deep clean, and often a landlord or agent asking for proof it was done properly.

Upper-floor flats with no lift. Around Acton Town and Acton Main Line, there are plenty of second and third-floor flats. We bring portable extraction units up rather than dragging hoses through a stairwell, and we use a low-moisture setting so nothing soaks the floor below.

Hard water. West London sits in a hard water zone. Mineral residue left behind by an ordinary clean makes the pile feel stiff and pulls dirt back in fast. We finish with an acidic rinse that neutralises the detergent and the minerals together.

Parking. Most of Acton is a controlled parking zone. Tell us your street when you book and we sort the van access before we arrive, so no time gets wasted on the day.

Pets in small gardens. Muddy paws, a lot of foot traffic through one back door, and the same patch of carpet taking it every time.

How We Clean Your Carpet, Step by Step

Nine steps, every job, no shortcuts.

1. Inspection and fibre test: We check what the carpet is made of, look at the backing, and test a hidden patch. Wool, nylon, polypropylene and viscose each need a different approach. Viscose in particular reacts badly to water, so it gets a low-moisture method.

2. Moving furniture: Light furniture gets moved and put back. Beds, wardrobes and anything heavy stay where they are, and we clean up to and around them.

3. Dry vacuuming: High-suction commercial vacuum first. Up to 80% of the soil in a carpet is dry grit, and taking it out dry means the wet stage works on the rest.

4. Pre-treatment: An alkaline pre-spray for general soil, an enzyme treatment for pet urine, and a solvent spotter for grease, tar or make-up. Each solution sits for a few minutes to break the bond between the dirt and the fibre.

5. Agitation: A counter-rotating brush works the solution down to the base of the pile. This is the step most cheap jobs skip, and it is the reason their results fade within weeks.

6. Hot water extraction: Water heated to around 90°C goes in under pressure and comes straight back out with the dirt. Traffic lanes get a second pass.

7. Spot treatment: Anything still showing after extraction gets treated on its own. Tea, red wine, ink, blood, curry, and pet marks each need their own chemistry.

8. Acidic rinse and grooming: A pH-balancing rinse removes leftover detergent and hard water minerals, so no sticky residue is left to attract new dirt. The pile is then groomed in one direction to dry evenly.

9. Final inspection with you: We walk the rooms with you before we leave. Air movers go down on damp patches if you want the drying speeded up. Anything you are not happy with, we deal with there and then.

The Kit and Products We Use

Hot water extraction machines for full deep cleans, with heated solution and strong vacuum recovery

Portable extraction units for upper-floor flats and buildings with awkward access

Counter-rotating brush agitator to work solution into the base of the pile

UV torch to find dried pet urine that is invisible in daylight

Moisture meter to confirm the carpet is drying properly before we leave

Air movers to cut drying time on stairs and heavy traffic areas

Enzyme-based urine treatments that digest the source of the smell

Wool-safe, pH-neutral detergents for natural fibres

Eco-friendly, child-safe and pet-safe cleaning solutions as standard

Fabric protector applied at the end on request, to help the carpet resist the next round of spills

What Type of Carpet Do You Have?

Wool and wool blends. Cleaned with pH-neutral, wool-safe solution and controlled moisture. Wrong chemistry on wool causes browning and shrinkage.

Nylon and polypropylene. The most common in rentals. Hard-wearing and take a full hot extraction well.

Berber and loop pile. Needs careful agitation so loops are not pulled.

Twist and saxony pile. Groomed after cleaning to bring the pile back up.

Sisal, jute and seagrass. Natural fibres that stain and shrink easily. Low-moisture only.

Viscose and rayon rugs. Water-sensitive. Handled dry or with minimal moisture.

Carpet tiles. Standard in Acton and Park Royal offices. Cleaned in place with quick drying.

No mystery pricing. You get a clear figure over the phone before we book. No surcharge added on the doorstep.

We fix what we miss. If a mark comes back or you are not happy with a room, we return and re-treat it. That is what the satisfaction guarantee means in practice.

Five years of West London jobs behind us. We know which Acton streets have parking restrictions, which blocks have no lift, and what an Ealing letting agent expects to see on a checkout report.

How Do You Quote for a Carpet Clean?

We quote per job, over the phone, before anything is booked. Tell us how many rooms, the rough size, the type of carpet and whether there are pet stains, and you get a fixed figure in a couple of minutes.

What changes the figure:

Number of rooms, stairs and landings

Room size and how much furniture needs moving

Carpet fibre, since wool and natural fibres take longer

Condition, especially deep-set traffic lanes and old stains

Pet urine treatment, which needs enzyme work and extra dwell time

Whether you want fabric protector applied at the end

Access, such as upper floors with no lift

Estimates are free and there is no obligation to book.

What Happens on the Day?

Before we arrive, clear small items off the floor: toys, shoes, bins, plant pots. Leave the furniture to us.

We park as close as the zone allows, run hoses in through the front door, and lay down protection on hard floors and door frames.

During the clean, you can stay in the house. Machines are loud in the room being worked on, quiet everywhere else.

After we finish, keep off the carpet for around 30 minutes and wear clean socks for the first few hours. Open a window or two. Carpets are usually walkable within 2 to 4 hours and fully dry the same day.

Furniture legs go back on protective pads where needed, so nothing stains the damp pile.

Carpet Cleaning Questions from Acton Customers

How long does a carpet take to dry?

Two to four hours in normal conditions. Cold, damp weather or a room with no airflow can push it to six. Opening a window and running the heating cuts it down.

How often should carpets be cleaned professionally?

Every 12 to 18 months for a typical home. Every 6 to 12 months with pets, small children or a hallway that gets heavy use. Rental properties get done between tenancies.

Can you remove old stains?

Many, yes. Fresh spills come out easily. Old marks depend on what caused them and whether anyone has already scrubbed them. Bleach damage and dye loss cannot be reversed, since the colour has gone from the fibre. We tell you honestly what will lift before we start.

Will you get rid of the dog smell?

Urine smell comes from crystals sitting in the backing and underlay, which is why air freshener never works for long. We find the affected spots with a UV torch and treat them with an enzyme solution that breaks the source down. Heavy contamination reaching the underlay sometimes needs the underlay replaced, and we will say so if that is the case.

Is it safe for my kids and pets?

Yes. We use eco-friendly, child-safe and pet-safe solutions, and the acidic rinse pulls the cleaning agent back out of the pile.

Do I need to move my furniture?

No. We move light items and put them back. Beds and wardrobes stay put and we clean around them.

Do you do end-of-tenancy carpet cleaning?

Yes, and it is a big part of what we do in Acton. Deep clean to checkout standard, with a receipt for your agent or landlord.

How long does the job take?

Roughly 30 to 45 minutes per room. A three-bed house takes 2 to 3 hours. Heavy staining or pet treatment adds time
